1. Who we are and how these terms apply
These Terms & Conditions apply to every booking made with Shams Al Marjan Tours LLC (“we”, “us”, “our”), a company registered in the United Arab Emirates with its business address in Al Qusais, Dubai. We offer private farmhouse rentals, staycations and event venues in Ras Al Khaimah: Palm Haven Farmhouse (Kadra), Shawka Escape Farm (Wadi Shawka), Orchard Retreat (Muwailah), Wadi Retreat (Wadi Ashwani) and Official Farm Stay (Muwailha).
By making a booking or paying an advance, the person making the booking (“you”, “the guest”) accepts these terms on behalf of everyone in their group. These terms also apply to your use of our website, www.shamsalmarjan.ae.
2. Booking and confirmation
- All bookings are made through WhatsApp on +971 56 900 4773.
- Every booking depends on availability. We will confirm the property, dates, number of guests and the purpose of your visit.
- Your booking is confirmed only after you pay the advance and we confirm the booking to you on WhatsApp.
- The amount of the advance, and when and how the remaining balance is paid, are confirmed to you on WhatsApp before you pay.
- Tamara is accepted for all farmhouse bookings. Once your booking is confirmed on WhatsApp, we send you a secure Tamara payment link. Tamara payments are subject to Tamara’s approval and its own terms.
- Please make payments only through the official payment details or links provided by Shams Al Marjan Tours LLC.
3. Rates and pricing
- Rates are higher on public holidays and for bigger groups.
- Friday and Saturday count as the weekend. Sunday counts as a weekday.
- Private rooms (where offered) are available on weekdays only, never on public holidays.
- Any discount applies only if confirmed in writing by our team.
- The rate that applies to your booking is the one confirmed to you on WhatsApp.
4. Cancellation, refunds and no-shows
- Cancel 7 or more days before check-in: 50% of the advance is refunded.
- Cancel fewer than 7 days before check-in: the advance is non-refundable.
- No-show: the entire advance is forfeited.
- Cancellation requests must be sent by WhatsApp (+971 56 900 4773) or email (hello@shamsalmarjan.ae).
- Refunds for payments made through Tamara are processed through Tamara in line with its terms.

5. Check-in, check-out and house rules
These rules apply at all five farmhouses.
- Check-in is from 3:00 PM and check-out is by 12:00 PM. Early check-in or late check-out may be available on request, subject to availability and additional charges.
- Alcohol is allowed.
- Smoking is allowed outdoors only, not inside the buildings.
- Pets are allowed only with our prior approval, and never in the swimming pool. Additional conditions or cleaning charges may apply.
- All overnight guests and daytime visitors must be declared before arrival.
- Parties and private events require our prior approval. Additional conditions or charges may apply depending on the event type and number of guests.
- Please respect the property, the neighbours and the local community.
6. Guest capacity
The total number of people at the property, including overnight guests and daytime visitors, must not exceed the number agreed at the time of booking. Additional guests require our prior approval and may be charged extra.
7. Damage and guest responsibility
You are responsible for the property, its furniture, equipment and grounds during your stay, and for the conduct of everyone in your group. Please leave the farmhouse in the condition you found it and report any damage to us straight away. The cost of repairing or replacing anything damaged, lost or removed by your group may be charged to you.
Where a security deposit applies, the amount and how it is paid and returned are shown on the property listing or confirmed to you before your booking.
8. Pool and outdoor safety
- Guests use the swimming pools, playgrounds, animal areas and all outdoor facilities at their own risk.
- Children must be supervised by an adult at all times, especially near water.
- Our farmhouses have large outdoor areas with plants, trees, water and natural surroundings. Occasional insects may be present despite regular cleaning and pest control.
9. Liability and personal belongings
We are not responsible for the loss, theft of, or damage to guests’ personal belongings, vehicles or valuables. We are not responsible for injury, illness or loss caused by misuse of the property or its facilities, by failure to follow these terms or our instructions, or by events outside our reasonable control. Nothing in these terms limits any liability that cannot be limited under UAE law.
10. Our right to cancel or refuse a booking
We may refuse, cancel or end a booking, including during a stay, if:
- there is an emergency, a safety risk, or an event outside our control that makes the property unavailable or unsafe;
- these terms or the house rules are seriously broken, including exceeding the agreed guest capacity; or
- false information was given at the time of booking.
If we cancel for reasons that are not your fault, we will contact you as soon as possible to agree on alternative dates or a refund of the amounts you have paid for that booking. If we cancel or end a stay because these terms or the house rules were broken, any refund is at our discretion.
11. Website use, photos and descriptions
We work to keep the photos, descriptions, facilities and availability on our website accurate. However, furnishings, decoration, plants and facilities may change over time, and photos are for guidance only. The details confirmed to you on WhatsApp at the time of booking take priority over the website. Website content belongs to Shams Al Marjan Tours LLC and may not be copied without our permission.
12. Changes to these terms
We may update these terms from time to time. The version published on our website when you confirm your booking applies to that booking.
13. Governing law
These terms are governed by the laws of the United Arab Emirates. Matters relating to the properties are subject to the laws and courts of the Emirate of Ras Al Khaimah.
